  • Conception – Sketch design

When we are in contact you set out your design brief and the budget and desired time scale.
You supply a site inventory, title deed and any necessary information.
Valérie Barth Studio studies the proposed brief, inspects the premises and makes any observations. We produce design sketches enabling you to settle on their choice.

  • Conception – Preliminary design

Valérie Barth Studio checks that the chosen sketch matches the requirements (design brief and regulations).
We provide you 1:50 master plan and isometric design drawings, provisional estimate of projected cost of the work.
Proposes potential specifications and proposes a schedule for completion of the work.

You examine the specifications proposed in the preliminary design and checks that they comply with their functional and financial requirements, and notify Valérie Barth Studio in writing of any observations.

  • Conception – Final design

Verification that the regulations are complied with.
1:50 scale building plans drawn up (with a few key details at 1:20), including all necessary indications for the brief to be fully understood.
Summary project document defining the work per trade or per section of work
Final estimate of the projected cost of the work to within +/- 15%

Master Design Documents (“PCG”, following approval of the final design)
Once any planning permission or administrative approval is obtained:
General representative details for execution of work; execution details are the responsibility of the company.

  • Tender Supervision (AMT), following approval of the Master Design Documents (PCG)

Proposal of procedures for procurement (draft agreement, offer, list of contract documents, etc)
Drafting of (general and special) conditions of contract making up the tender documents
You approve the tender documents and supplies it to companies under procurement.
Assistance with bid selection. Consideration of bids and drafting of a report.
Refinement of the chosen bid by trade or section of work.
Assistance with signing of agreements.
Drafting of orders to contractor(s)

  • Inspection of work and accounts

Inspection and approval of plans and documents supplied by companies, and corresponding compliance with the project.
Suitable guidance to contractors to ensure the project specifications are adhered to.
You shall refrain from issuing orders directly to the contractor or insisting on technical decisions or choices of materials. You sign orders to contractors and any supplementary agreements.
Organisation of site meetings and drafting and circulation of progress reports.
Updating you on progress of the work.
Checking on progress of work and compliance with contract documents.
Checking companies’ positions and itemisations, then drawing up payment proposals.
You undertake to pay the contractor according to the conditions set by Valérie Barth Studio.

  • Assistance with sign-off

Assistance provided to you with signing off work.
Any observations regarding defects noted in the Handover Report (1792-6 CC).
Remedial work checked and observations raised reported to you.
Checking of companies’ detailed accounts of work performed [as of hand-over], including observations raised.
Final itemisation of completed work and proposal for settlement of the remaining balance.
Sign-off marks the completion of the Interior Architect’s brief.

  • You sign off the work, meaning that

The work is complete, in accordance with the agreement, except for the observations specified in the handover report.
Custody of the building is transferred from the contractor to you
Sign-off, including observations raised, mark the point from which
